The Russian construction industry is preparing for a large-scale digital transformation. The level of automation and robotization of daily work processes will increase significantly in 10 years. Since July 1, the Russian construction industry has begun actively implementing TIM in accordance with new state requirements. According to DOM.RF, the dynamics are positive: by the end of October 2024, about 26% of developers across the country have already switched to them, which is 7% more than in July. In Moscow, according to experts, the rate of transition to TIM reaches 90% due to strict requirements for organizing document flow in electronic form.

Mikhailik emphasized that there is no point in taking tough measures against developers who have not switched to innovative technologies in their work. He believes that everyone will gradually come to this, since the main incentive for the transition will be the natural need to adapt to the competitive market. Without these changes, the company's economic efficiency will decrease.

Obligations for commercial developers
According to the law, in March 2025, the mandatory use of TIM will cover all areas, including individual housing construction (IHC). An important task will remain ensuring the high-quality transfer of information models to the operation stage. According to the deputy minister, many companies neglect the features of long-term maintenance of facilities. To fix this, we first need to explain to industry participants why they need to deal with TIM, and make them understand that the information model is an intellectual property object that can be monetized, the politician emphasized.

In addition, in the coming years, new regulatory documents and standards will be adopted that will allow for the unification of information models and simplify their use in various projects, from schools to clinics.

Robotics and artificial intelligence in design and construction
According to Mikhailik, the introduction of robots into the construction industry is inevitable. Developers are already creating solutions that can design standard objects. These tools speed up the process, simplify the verification of results and help automate routine tasks related to technical control and expertise.
